Project Design Representative (PDR)

We are seeking a relationship-driven, detail-oriented Project Design Representative (PDR) to serve as the primary point of contact for our company, from the initial customer inquiry through the exciting moment of contract signing—and beyond.

Position Overview

  • Job Title: Project Design Representative (PDR)
  • Role Mission: You guide customers smoothly from "I want to build a home" to "let's make it happen." You ensure every project starts with a clear vision, accurate expectations, and a signed agreement that sets everyone up for success.

Core Responsibilities

 Customer Acquisition & Sales Process

  • Lead Transition: Receive qualified leads from our On-Boarding Staff and review initial design sheets.
  • Consultative Selling: Determine project feasibility, provide budget ranges, and guide clients through our homeownership pathways (Custom, Signature, Craftsman, Modular, and Manufactured).
  • Drafting Management: Sell and send Sherman drafting agreements, collect payments, and coordinate the drafting process.
  • Design Revisions: Work closely with customers on changes and corrections to building layouts and details.
  • Site Coordination: Conduct plan reviews and site visits with the Project Manager (PM) to gather critical site plan data.

Estimating & Proposal Development

  • Accurate Estimating: Initiate project estimates using our software platforms.
  • Subcontractor Bidding: Solicit and organize bids from all subcontractors (plumbing, HVAC, electrical, concrete, septic, dirt work, drywall, cabinets, etc.).
  • Internal Collaboration: Partner with the Project Coordinator (PC) to secure pricing on windows, doors, overhead doors, and millwork.
  • Financial Planning: Establish allowances, incorporate construction financing, and develop a transparent customer proposal.
  • Internal Review: Review site details (zoning, excavation, surveys) with the PM.

Contract Closing Process

  • Detail Finalization: Guide customers through final Spec Book decisions and project details.
  • Pre-Party Review: Participate in internal alignment meetings with the PC and PM.
  • Documentation: Create and finalize all contract paperwork (Spec Book, Contracts, Disclosures).
  • The Signing Party: Lead the Contract Signing Party, ensuring a celebratory, memorable, and positive experience while collecting signatures and down payments.

Ongoing Support & Warranty

  • Change Orders: Create, manage, and process design or financial change orders; collaborate with production teams and route for client signatures.
  • Order Verification: Review and verify design-related product orders from the PC before manufacturing submission.

  • Proactive Problem Solving: You anticipate project bottlenecks before they reach the customer and actively take initiative to improve internal processes.

Qualifications & Skills

  • Industry Experience: Proven background in residential construction sales, drafting coordination, or project estimating.
  • Tech-Savvy: Proficiency with estimating software and CRM/project management tools.
  • Communication: Exceptional verbal and written communication skills with a natural ability to build rapport and manage client expectations.
  • Organization: High attention to detail; capable of managing multiple moving project files, subcontractor bids, and contract documents simultaneously.
  • Problem-Solving: A proactive mindset with a strong track record of resolving conflict and finding win-win solutions.

What We Offer

  • Compensation: Commission with recoverable draw against commission option.  Highly successful representatives in this role typically earn between $60,000-$90,000 annually based on sales volume.  Commission details provided upon hire.
