Job Location: Arvada, CO

Range of Pay: $80,000-$115,000 depending on experience

Job Description: This position requires you to setup, plan, budget, monitor and report on the projects you are responsible for managing from start to close out.

The essential functions and responsibilities are as follows, but are not limited to:

·         Train, assist, develop and review the Project Team, including Project Engineer, Project Superintendent, and others. Perform this function under the direction of the Operations Managers/Senior Project Manager and in conjunction with the Superintendent.

·         With assistance from the Operations Manager/Senior Project Manager, work with General Superintendent and designate Project Team for each project.

·         Review contracts, plans and specifications, fully understand scope, terms and conditions and project schedule.  Develop master plan using to do lists, schedules and job cost to set goals and direction for the Project Team. 

·         Complete 2nd take-off to prepare a working budget for the project based on value engineering, actual construction methods, actual quantities and estimated production rates specific to the project.

·         If project requires a subcontractor, write and execute subcontracts as well as maintain payments and change orders for said subcontractor.

·         Generate and track requests for submittals, RFI’s etc., and verify responses are received and processed completely utilizing the assistance of the Project Engineer if needed.

·         Coordinate kick-off and/or job start meeting.  Communicate project scope, goals and game plan to the Project Team.

·         Coordinate/communicate the mobilization, trailer and utilities, file setup with the Project Team.

·         Prepare man-loaded schedule to present to the Project Team.

·         Coordinate and maintain safety on each project with the Safety Team.

·         Attend all required meetings for each project, document and communicate issues.

·         Create and maintain a weekly project commitment list via notes that is created onsite and discussed to communicate the current project status with the project team.

·         Communicate action list and follow-up until issues are resolved.

·         Consistent communication with the Operations Manager/Senior Project Manager, General Superintendent, and others as it relates to the status, issues, and action lists on each project. 

·         Review and maintain Openspace documentation for each project. Inform the General Contractor of potential issues/delays, as required to maintain flow. Be proactive in these discussions to help the project succeed.

·         Maintain effectiveness and morale of field labor force by visible leadership.

·         Review all contract provisions and identify any risks. Facilitate a contract review meeting prior to comments being sent to General Contractor.

·         Prepare pre-budget and budget before job start and submit to the Operations Manager/Senior Project Manager for approval prior to initiating a budget meeting.

·         Communicate with upper management on optimizing cash flow for each project.

·         Review and update projections (manpower / billings) bi-weekly throughout the duration of the project.

·         Ability to foresee upcoming issues and help derive a plan to mitigate ICI costs and/or add value to the project with solutions that can either be change ordered in as a profitable revenue source for ICI or help the project get to completion with no or less risk to ICI.

·         Prepare and price EWA’s and scope changes. Submit change order requests to the customer and follow up monthly on outstanding change orders that have not been executed.

·         Analyze job cost reports bi-weekly to verify accuracy. Identify and correct problems in execution reporting.

·         Verify that contract status, budget and percentage of completion are in alignment forecasting an accurate projected cost at completion.

·         Prepare the schedule of values for each project and prepare requisitions for billing in coordination with Administration and Management requirements.

·         Maximize gross profit margins, timely billings, and collections.

·         Meet and/or converse with customers as required. Positive communications and teamwork with customers to resolve issues/concerns.

·         Provide each client with the highest level of respect and meet the requirements of each project that you are associated with.

·         Grow and maintain relationships with prior clients and prospects.

·         Promote ICI in the marketplace to customers, prospects, suppliers, and prospective employees.   

          Other Duties:

·         Attend bi-weekly (or as scheduled) Operations Meetings.

·         Attend seminars/educational training programs as required by upper management.

·         Conduct/attend commitment meetings as scheduled.

·         Perform any other related or unrelated, unassigned, unspecified duty that may be needed from time to time.

·         Duties, responsibilities, and activities may change at any time, with or without notice.

·         Development of Interns, Field Project Engineers, Project Engineers, Senior Project Engineers.

           Requirements:

·         High school graduate required, college degree in Construction, Engineering, or Business preferred.

·         6-7 years of management experience at management level

·         Proven leadership skills and financial ability. 

·         Knowledge of construction materials means and methods.

·         Able to communicate effectively with project team members and associated customers.

·         Travel to jobsites will be required.
